Lakelands Non-Waterfront Property Sales Edge Up, Waterfront Sales Move Lower In April

Residential non-waterfront sales activity recorded through the MLS System for the Lakelands region numbered 204 units in April 2019. This was up one sale from April 2018.

On a year-to-date basis, residential non-waterfront sales totalled 639 units over the first four months of the year, up 4.1% from the same period in 2018.

Sales of waterfront properties numbered 105 units in April 2019, a decrease of 16% from April 2018.

On a year-to-date basis, waterfront sales totalled 256 units over the first four months of the year, down 15% from the same period in 2018.

“For the past two years a lack of housing supply has resulted in a dramatic increase in residential prices across the region, said Wendy Webb, President of The Lakelands Association of REALTORS. “Some areas are experiencing a levelling off in demand. However, that is not the case for Haliburton and Muskoka.”

“In addition, the weather has had a dramatic influence on the cottage and waterfront inventory for the spring market ~ severe weather and flooding in some areas has postponed the listings coming on the market,” added Wendy Webb.

The median price for residential non-waterfront property sales in April 2019 was $386,250, rising 12% from April 2018.

The median price for waterfront property sales in April 2019 was $585,000, up 6.4% from April 2018.

The total dollar value of all residential non-waterfront sales in April 2019 was $81.2 million, rising 14.4% from the same month in 2018.

The total dollar value of all waterfront sales in April 2019 was $78.9 million, decreasing by 13.4% from the record March in 2018.
